Why You'll Like It

This two bedroom character Grade II Listed Cornish cottage is located in West Street very near to the centre of this historic market town. The property retains a wealth of character including a pretty frontage with ornate architectural detail. Once inside, the presentation is sympathetic to the historic nature of the property yet has a more contemporary feel. The living room has a beamed ceiling and a feature wood burning stove along with the sliding sash style window to the front. The kitchen dining room towards the rear of the property is spacious with plenty of room for a generous dining table. There is a range of kitchen cupboards with laminated working surfaces and the electric oven and ceramic hob are built in. The Worcester mains gas central heating boiler is located in the kitchen and from the kitchen sink you have a lovely view down the garden and across the valley. To the rear of the property there is a porch which has space for appliances including a fridge, a freezer, a washing machine and a tumble dryer. Heading upstairs, on the first floor landing there are sanded timber floorboards. Bedroom one also has a timber floor which has been painted a pale colour and the bedroom is a good size with a surprisingly high ceiling. Bedroom 2 to the rear of the property has two windows looking out over the garden. Between the bedrooms there is a family bathroom with a bath and folding shower screen with shower hose attachment to the bath. The pedestal basin and close coupled WC are both white. Outside to the rear of the property is a lovely sunny garden with some pretty granite steps and an area of raised decking with storage under which makes an ideal barbecue area. The garden has an area of lawn and then towards the end is a lovely place to sit which feels relatively private and looks back at the cottage. Although the property does not have a parking space of its own the vendor has been able to rent a parking space locally.

Where It Is

Penryn is the home of Falmouth University and as such has evolved into a centre of arts and culture. Falmouth Marina is not too far and dinghy sailing is very popular at nearby Mylor. There is a bus service which stops just down the street.
