Rooms

Why You'll Like It

Originally three cottages and dating from 1580 this delightful stone and cob cottage has been thoughtfully extended and modernised to create a dream home in a fantastic part of the county. The cottage has generous three double bedroom accommodation and a beautifully appointed first floor bathroom. The property is set down away from the road in a quiet hamlet inland from Perranporth. There are plenty of walks close by and the wonderful golden sand beach at Perranporth isn't far. The wisteria around the door sets the scene for a truly unique character home. Stepping inside there's a spacious entrance hallway with beamed ceilings, small windows with hand made wooden shutters and deep reveals create inviting window seats. The triple aspect living room is kept cosy by the Clearview wood burner and the exposed stonework and beams add character. Crossing the hall there's a fantastic hub-of-the-home kitchen / dining room which again is light and bright. The kitchen units are bespoke and the tactile work surfaces are solid cherry block and have a ceramic sink inset with separate water filter tap fitted. There's plenty of appliance space including room for a range cooker and further space for appliances is available in the utility room. The utility itself is a stylish extension with oak beams and slate floor. There are high shelves fitted with a custom made 'library ladder' to reach them and the Grant oil fired boiler is located there too. The ground floor cloakroom / WC is located next to the utility. Upstairs even the landing has character with a gently undulating wall and a lovely piece of very old 'bullseye' glass in one of the windows. There's a large family bathroom with separate bath and Matki shower enclosure which is fitted with a Grohe thermostatic mixer shower. The room is light and bright with Velux style windows and a white suite. There are three generous double bedrooms all with surprisingly good ceiling height. Outside, the cottage is approached down a short driveway to a large parking area and double garage. Vehicle access has been created to be able to drive around the property to unload shopping straight into the utility room at the rear. The garden has a lovely lawned area and a sloping wooded section which is worth the walk up as you are rewarded at the top with a glimpse across fields to the sea! A truly magical Cornish cottage in a wonderful setting.

Where It Is

Cox hill in the hamlet of Cocks is located inland from Bolingey and Perranporth. A surprisingly convenient location in the county, the A30 can be accessed easily and Truro isn't far away. Healey's Cyder Farm and Callestick Dairy famous for Cornish ice cream are nearby so there are plenty of treats available locally! The White House at Penhallow and The Bolingey Inn are two great pubs nearby and St Pirans Church (the parish church of Perranzabuloe) is historically important as it contains many features that were moved over from the 11th Century church at Perran Sands. Perranporth itself is a lively holiday destination and offers miles of golden sand and superb surfing opportunities!

In The Owner's Words

"I love the privacy, the peace and quiet and the lovely kitchen / diner! It's a privilege to live in this old Cornish cottage."
