Why You'll Like It
The Brass Bolt Shop is a home with a story to tell. Beautifully created within a sympathetically restored Grade II Listed former foundry, this exceptional cottage effortlessly combines the character and craftsmanship of its industrial heritage with the comfort, efficiency and style of modern living. Lovingly reconstructed and converted in 2013, it offers a rare opportunity to own a truly distinctive home that is ready to move straight into and enjoy.
Named in honour of its original purpose, The Brass Bolt Shop is an elegant end-of-terrace cottage offering two generous double bedrooms, impressive vaulted and exposed beamed ceilings, and beautifully designed living spaces that make the most of its unique architecture. Every detail has been thoughtfully considered, creating a home that feels both timeless and contemporary.
From the moment you step inside, the dramatic double-height living and dining room makes an immediate impression, with its striking vaulted ceiling and abundance of natural light creating a wonderful sense of space. A charming mezzanine snug overlooks the main living area, providing a versatile retreat for reading, relaxing or working from home.
The well-appointed kitchen has been designed with everyday living in mind, featuring solid oak worktops, integrated appliances and quality cabinetry that complements the character of the building. Throughout the ground floor, slate flooring is warmed by underfloor heating, while mains gas central heating and double glazing ensure year-round comfort.
The accommodation is equally appealing. A spacious ground floor double bedroom sits alongside a beautifully finished shower room with contemporary fittings and a luxurious rainfall shower. Upstairs, the principal bedroom enjoys its own en-suite bathroom with a deep bath, creating a peaceful sanctuary at the end of the day.
A door from the first floor opens onto a private decked terrace—an inviting spot to enjoy a morning coffee or dine alfresco on warm summer evenings. An allocated parking space sits conveniently alongside the cottage, with additional visitor parking available within the development.
The wider development has been expertly restored to celebrate its fascinating industrial heritage while creating an attractive and welcoming community. Whether you are searching for a distinctive permanent home, an elegant Cornish retreat or a high-quality lock-up-and-leave property, The Brass Bolt Shop offers a compelling combination of history, lifestyle and convenience. Perran Foundry
Perran Foundry was built in 1790/1791 to provide machinery for the Cornish mining industry.
In addition to the massive beam engines used to pump the mines dry, they manufactured a wide range of other mining equipment, including mobile pumps, water wheels (a replica is on this site), winding engines, boilers, high pressure engines etc. There was an active export industry – the South African, Australian and American mines all bought from Perran Foundry.
With the collapse of the mining industry towards the close of the 19th century the foundry closed. For a time it became an animal food mill then ultimately it fell into disrepair.
Perran Foundry is widely considered to be one of the most important industrial sites of its period locally. Its buildings’ international significance is reflected by the Grade II Listed classification.
At the rear of the cottage is a raised leat- a channel which originally carried water from the River Kenall.
The creek is tidal, and in the 18th & 19th centuries was navigable, bringing boats to Perran Wharf, many of which were Norwegian, carrying timber for pit props etc – hence the link with the local pub, The Norway Inn, named after the sailors who visited.
